Invisihome, LLC ("Invisihome," "we," "us," or "our") operates the Invisihome website, mobile application, and related services (the "Platform"). This page collects, in one place, the disclosures that apply to using the Platform: what Invisihome is and is not, exactly what the Platform costs and who pays, how money moves in a transaction, and the limits of the information we provide.

This page supplements our Terms of Service, Privacy Policy, and Marketplace Rules. If anything here is unclear, contact us before you transact. We would rather answer a question early than have you be surprised later.

1. What Invisihome Is, and Is Not

Invisihome is a technology platform: a marketplace where property owners can list homes, and where buyers and investors can discover them, communicate, make offers, and participate in auctions.

Invisihome, LLC is not a licensed real-estate broker or salesperson, and it does not act as your agent, fiduciary, or advisor. Invisihome does not:

  • Represent buyers or sellers in a transaction
  • Negotiate on behalf of any party
  • Provide brokerage, legal, tax, lending, appraisal, or investment advice
  • Hold, transfer, or take custody of transaction funds
  • Handle escrow, title, or the closing itself

Where a transaction requires licensed services, such as brokerage, escrow, title, or legal services, those services are performed by independent licensed professionals, not by Invisihome. Any licensed provider involved in your transaction operates under its own license and its own agreements with you, and will be identified to you when it becomes involved.

2. What Invisihome Costs, and Who Pays

We believe fee transparency should be absolute. Invisihome charges users of the Platform exactly two things, and both are disclosed in writing before you pay anything.

Sellers pay $0

Listing a home on Invisihome is free. Invisihome charges sellers no commission, no listing fee, no marketing fee, and no fee at closing. Invisihome's transaction fee is never deducted from the seller's proceeds: if your accepted price is $500,000, your side of the transaction settles on the full $500,000, less only your own ordinary closing costs (such as escrow, title, or tax items you agree to in the purchase contract), none of which are paid to Invisihome.

Buyers: a 1% transaction fee, added on top of the price

Invisihome's transaction fee is one percent (1%) of the final purchase price, and it is paid by the buyer, not the seller. The fee is added on top of the winning bid or accepted offer price (sometimes called a "buyer's premium") and is due at closing.

Example: if your winning bid or accepted offer is $500,000, the transaction fee is $5,000. You pay $505,000 plus your ordinary closing costs. The seller's proceeds are unaffected by the fee.

Three commitments about this fee:

  • It is disclosed in writing before you are contractually committed to a purchase. If a transaction fee applies to your purchase and was not disclosed to you, it is not owed.
  • It never exceeds 1% of the purchase price, and Invisihome adds no other transaction charges on top of it.
  • Invisihome may reduce or waive the fee for a given transaction or promotional period; a waiver on one transaction does not create a right to a waiver on another.

A portion of the transaction fee may be paid to licensed real-estate or settlement professionals who perform services in the transaction. Any such allocation comes out of the 1%, and never increases what you pay.

Invisihome may also separately charge business partners (such as licensed service providers) for software, data, or lead services. Those are business-to-business charges, not fees you pay.

Investor membership

Invisihome offers an optional membership for investors at $99.99 per month, which unlocks investor-focused tools and data. The membership renews automatically each month until you cancel. You can cancel at any time, in Settings on the website, or through your Apple subscription settings if you subscribed through the iOS app, and cancellation takes effect at the end of the current billing period. Where a free trial is offered, you will be told the trial length and the renewal price before you provide payment details, and you can cancel before the trial ends to avoid any charge.

That is the complete list. If we introduce any additional paid service, it will be optional and its price will be disclosed in writing before you buy it.

3. Auctions, Bids, and Offers

Bids and offers on the Platform are serious, good-faith commitments governed by our Marketplace Rules, and misusing them can cost you access to the Platform. However, no contract for the purchase and sale of real property is formed on the Platform itself: a binding sale requires a written purchase agreement signed by the buyer and the seller, typically prepared after a winning bid or accepted offer.

Before you rely on an auction result or accepted offer, understand that:

  • Either party may fail to proceed to a signed purchase agreement; the Marketplace Rules address bad-faith conduct, but Invisihome cannot force a sale to close
  • The buyer's 1% transaction fee applies on top of the winning bid or accepted price, so factor it into your maximum bid
  • Reserve prices, seller approval, and verification requirements may apply to a listing

4. Buying Power, Bid Holds, and Earnest Money

To keep auctions honest, buyers may be asked to verify their buying power, either by securely linking a bank account (through Stripe Financial Connections) or by submitting proof of funds for review. When you place a bid, a portion of your verified buying power is reserved inside the Platform's own ledger so the same funds cannot back two bids at once. This is an internal accounting reservation only: Invisihome never debits, freezes, or places a hold on your actual bank account because of a bid.

Earnest money deposits and all closing funds are paid to the independent escrow or title company named in your purchase agreement, never to Invisihome.

5. Invisihome Never Holds Your Money

Invisihome does not take custody of transaction funds at any point. Membership payments are processed by Stripe (or by Apple, for purchases made in the iOS app). Earnest money, down payments, and closing funds move directly between you and the licensed escrow or title company handling your closing.

Wire-fraud warning

Real-estate wire fraud is common and devastating. Invisihome will never email, text, or message you wiring instructions, and will never ask you to wire money to Invisihome. Before wiring closing funds to anyone, independently verify the instructions by calling your escrow or title company at a number you looked up yourself, not a number or link from an email, even one that appears to come from us or from your escrow officer. If you receive wiring instructions claiming to be from Invisihome, report them to support@invisihomeapp.com immediately.

6. Home-Value Estimates Are Not Appraisals

Home-value estimates on the Platform are produced by automated valuation models using public records, market data, and property characteristics. They are a starting point, not a verdict:

  • An estimate is not an appraisal, was not prepared by a licensed appraiser, and should never be relied on in place of one
  • Accuracy varies by property and market, and can vary significantly for unusual homes or fast-moving markets
  • Lenders, courts, and tax authorities will not accept a Platform estimate as a valuation of your home

7. AI-Generated Content

Parts of the Platform use artificial intelligence, for example property summaries, investor scores, and search assistance. AI-generated content can be incomplete, outdated, or simply wrong, and it is provided for information only. It is not professional advice, and no transaction decision should rest on it without independent verification. Details on what data the optional AI features use are in our Privacy Policy.

8. Property Information Is Not Verified by Invisihome

Listing data comes from public records, third-party data providers, and users themselves. Invisihome does not independently verify ownership, condition, square footage, zoning, permits, or legal status. Inspect, verify, and engage your own professionals before you transact. Real estate involves risk, including the risk of losing money.

9. No Legal, Financial, or Tax Advice

Nothing on the Platform, including estimates, scores, analytics, plans, or messages from our team, is legal, financial, investment, or tax advice. Consult your own attorney, accountant, or advisor about your situation.

10. Equal Housing Opportunity

Invisihome supports and complies with the federal Fair Housing Act and applicable state fair-housing laws. Discrimination on the basis of race, color, religion, sex, disability, familial status, or national origin has no place on the Platform. Listings and communications that violate fair-housing laws may be removed, and the accounts involved may be terminated. If you encounter discriminatory content on the Platform, report it to support@invisihomeapp.com.

11. Licensing Status

Invisihome, LLC does not currently hold a real-estate broker or salesperson license in any state, and the Platform is structured so that activities requiring a license are performed by independent licensed providers. If Invisihome begins operating any part of the service through a licensed entity, we will identify that entity and its license number(s) on this page. State-specific disclosures will also be published here as they become applicable.

12. Communications

By creating an account you consent to receive service communications electronically (for example, account, bid, offer, and transaction notifications). Marketing emails include an unsubscribe link, and you can opt out of non-essential communications at any time. If you submit a form that asks for consent to be contacted, for example a home-value request, we contact you only as described in that form's consent language, and you may revoke that consent at any time.

13. Referral Program

Invisihome may pay referral commissions to partners who refer new members. These commissions are paid from Invisihome's membership revenue only, and are never charged to you and never based on your real-estate transaction.

14. Changes to These Disclosures

We will update this page as the Platform evolves, and each revision will carry a new effective date. Changes to fees will never apply retroactively to a transaction already in progress.
